Most of what decides it happens before anyone writes an offer: whether you understand what the seller actually needs,
what the house is really going to cost you, and which risks you can take off their hands instead of handing back.
That is the work we do on the buy side. We read the inspection properly and price it honestly, so you can commit
without guessing. We work out what the other side is protecting. Then we make the case for you plainly, on the facts.
Buyers we represent have won homes that other buyers also wanted, not by overpaying, but by being the
offer the seller could say yes to with confidence.
We also own and operate rentals and short-term stays ourselves, so when the conversation turns to what a property
actually returns, it isn't theoretical.
Geoffrey is based in Excelsior, on the east side of Minnewashta Park. Home base is the lake and Carver
County. We represent buyers across the Twin Cities. Thirteen years, 360+ families served, and he still answers his own
phone, shows up to his own showings, and negotiates his own deals.

If the house is wrong, or the number is wrong, we say so out loud, early, before you are emotionally committed to it. We would rather lose a sale than watch someone sign for a house they will resent in two years. That is not a sales position. It is the entire job.
