Peter Gideon claimed land here in 1864 and grew the Wealthy apple — named for his wife, Wealthy Hull. Hull’s Narrows, attributed to Rev. Stephen Hull in 1853, links Upper and Lower Lake. That geography is still how people place the peninsula. Gideon’s Bay carries the orchard name into the water map.
Resort years followed. Lake Park Hotel opened in 1879, and later Twin City Rapid Transit ran the Tonka Bay Hotel — bought in 1908, closed by 1911 — so the boom didn’t last as a hotel town. The city incorporated as an independent village in 1901 with Wilcox as first mayor, which is why the civic story and the water story grew up together. An elementary school from 1904 later became Village Hall in 1953, and Tonka Bay Marine started on the waterfront in 1913. The first Narrows bridge went up in 1911 because this peninsula only works if you can cross the water. Much later, in 2011, the city added twelve slips to the municipal marina — still a wait-list product, not a deed perk.
What you’re buying now is a small peninsula city between Upper and Lower Lake — quiet streets, narrows water, municipal docks on a wait list, and a market sample that can print zero closings in a given month. Tonka Bay is its own city. It is not the City of Minnetonka and not Minnetonka Beach.
I tell people: if you want Water Street energy, Excelsior is the next town over. If you want the narrows and a quieter street, Tonka Bay is often the better fit.
Bays & Shoreline
Tonka Bay sits on the peninsula between Upper and Lower Lake Minnetonka. Gideon’s Bay is the named water most people mean, shared with Excelsior and Shorewood. Echo Bay is a southeastern pocket with commercial marina context. Hull’s Narrows is the hinge.
I won’t invent shoreline miles for the city alone. Neighboring Excelsior, Greenwood, and Shorewood share the daily map for errands and schools. If you say Tonka Bay, I want the water edge or the inland block before we talk price. Same lake as Wayzata, but a quieter peninsula week.
Upper Lake and Lower Lake meet here. That matters for boat traffic, wake, and how a shoreline afternoon actually feels. We talk about the water, not just the city seal.
From the Narrows you feel Upper Lake on one side and Lower Lake on the other. Boat traffic, wake, and evening light all change with that hinge. We talk about which side of the peninsula you’re actually on.
Neighborhoods & Housing
About 1,442 people lived here at the 2020 census. Local names include Gideon’s Point and Old Orchard. There isn’t a formal neighborhood catalog. City Hall is on Manitou Road.
Housing skews older — roughly three in ten units are pre-1940 on recent survey summaries — and mostly owner-occupied. Some blocks feel newer because of later estate redevelopment, including Gideon’s Point. Survey median values for owner-occupied homes sit high; median age runs mid-to-late fifties. I treat survey numbers as shape.
Measure the drive to Excelsior for denser shopping before you decide the quiet is a feature or a friction.
A small city means you won’t see a new listing every week. When the right house shows up, we look at it with clear eyes — the bay, the dock rules, the drive to Excelsior — and we don’t dress a quiet board as a crisis.
Lake Access
City parks and docks include Crescent Beach, Wekota Park, Manitou Park, Old Orchard Park, and Pleasant Park. The city rents municipal slips, slides, and canoe and kayak racks; residents are prioritized on a wait list, and slips are currently rented. Twelve slips were added in 2011 because demand kept outrunning the old count. Renewal dates move year to year — we check the current dock page.
I haven’t found a clearly published City of Tonka Bay public trailer-ramp address, so I don’t claim one. Private or commercial marinas may offer launches; ownership and fees need a separate look. Buying a house does not automatically clear a municipal slip. The Lake Minnetonka Regional Trail serves the nearby Shorewood and Excelsior corridor; confirm any Tonka Bay spur on the trail maps.
Crescent and Wekota are the beach names locals use. Manitou and Old Orchard are the park names. Municipal slips are a wait-list story. If you need to launch with a trailer every weekend, we map a regional ramp and we don’t pretend the city published one.
Market Context
Tonka Bay doesn’t put many sales on the board in a given month. August 2026 had no closed sales, so I look at the longer window. Tonka Bay addresses typically fall under Minnetonka Public Schools, ISD 276. The usual elementary feed for this geography is Minnewashta Elementary on Smithtown Road in Excelsior. That path often goes to Minnetonka Middle School West, then Minnetonka High School on Highway 7. City name is not automatic; I check the parcel.
