I stand at the Depot and look at the water, and you can still feel both stories at once — the name and the trains.
Wayzata comes from Dakota Waziyata — the north shore, the north wind. Two pioneer families settled the present site in 1852, and because they stayed, a town site grew up around them: a store, a sawmill, a post office, a log schoolhouse. Then the railroad arrived in 1867, which is why passengers could step off here and transfer to steamers like Lady of the Lake. By the time the village incorporated in 1883, that north-shore stop had become a real town. The historic Depot still sits with a lake view.
By about 1890 the resort years had peaked, so the place shifted toward homes, shops, and restaurants instead of summer-only traffic. What you’re buying now is that north-shore downtown — Lake Street, the bay, and a marina conversation that is separate from the house. Wayzata is its own city. It is not the City of Minnetonka and not Minnetonka Beach. If a listing mixes those names, we straighten the map before we talk price.
I walk Lake Street with buyers a lot. You feel the difference between a house that can walk to dinner and one that only shares a ZIP with the restaurants. That’s the first fork in this town.
Bays & Shoreline
People say Lake Minnetonka like it’s one room. It isn’t. Wayzata sits on the north shore looking into Wayzata Bay — the water downtown faces. That’s the bay that makes Lake Street feel like it belongs to the lake.
Gray’s Bay sits to the east, shared with the City of Minnetonka and Woodland. When people say they launch at Gray’s Bay, they almost always mean the Minnetonka and DNR marina, not a City of Wayzata ramp. Brown’s Bay leans toward Orono. Peavy Lake is a small connected waterbody with limited boat access under the bridges.
I won’t invent shoreline miles for the city alone. If you say Wayzata, I want to know whether you mean a walk-to-Lake-Street condo, a Wayzata Bay shoreline lot, or a Gray’s Bay edge that only feels Wayzata because that’s where you eat. Those are different houses.
Neighborhoods & Housing
About 4,434 people lived here at the 2020 census. Downtown and the marina district sit on the water; inland streets climb toward Wayzata Boulevard and the Gleason Lake edge. You’ll hear local names like Ferndale and the lakeshore edges along Wayzata Bay and Bushaway. There isn’t a tidy citywide neighborhood catalog — we navigate by streets and water.
Roughly six in ten homes are owner-occupied, so expect lake houses and multifamily near downtown in the same conversation. A fair slice of the stock is 2010 or newer, sitting next to older resort-era and early suburban houses. Infill and redevelopment have been part of recent growth.
Owner-occupied values and household incomes run high on the survey summaries. I treat those as shape, not a promise for your address. Measure the walk to Lake Street before you fall in love with a listing photo.
City Hall sits on Rice Street East. Useful landmark, not a tour stop — just where the beach permits and the slip lottery paperwork live.
Lake Access
Wayzata Beach and Marina sit at 220 Grove Lane East. The land was given to the city in 1930 by the first mayor, Rufus Rand, which is why that beach still feels like a civic gift rather than a private club. You get a sandy beach, a playground, picnic areas, a short-term public dock, and a swimming H-dock — and there’s no lifeguard. The season runs roughly mid-June to mid-August. The Dakota Rail trailhead sits nearby, and the closest beach parking can need a resident permit from City Hall.
Separately, the city runs a 100-slip resident marina at Barry Avenue and Grove Lane. Residents only, lottery process. Applications are due the first Tuesday in February so the lottery can run the first Tuesday in March. Craft limits include a max length of 26 feet. Buying a house in Wayzata does not hand you a slip.
The city describes the beach marina and the slips. It does not advertise a City of Wayzata public trailer ramp. People who need to launch with a trailer often use Gray’s Bay — City of Minnetonka and DNR, three launch lanes, plenty of trailer parking, roughly April through October. I check the facility before anyone assumes.
Market Context
Wayzata doesn’t trade like a big inland suburb. In August 2026, nine homes closed here at a median sold price of $1,300,000. Over the prior twelve months, the median sold price was $1,133,500. Figures from the Minneapolis Area REALTORS® monthly report, as of September 8, 2026.

Schools & Daily Life
Wayzata addresses generally fall under Wayzata Public Schools, ISD 284 — a district that also serves Corcoran, Maple Grove, Medicine Lake, Medina, Minnetonka, Orono, and Plymouth. Wayzata High School sits at 4955 Peony Lane in Plymouth, not inside city limits. City name is not automatic assignment. I check the address.
Day-to-day life runs on Lake Street, the Depot lawn, the Dakota Rail corridor, and the beach in season. That’s the north-shore rhythm: walkable downtown first, then the bay and slip conversation. You’re close to Orono, Minnetonka Beach, and — across the map — Excelsior on the south shore. Same lake, different downtown — address tools beat listing blurbs.
