Excelsior this weekend smells like Apple Days. Water Street’s full, and outside Leipold’s there’s a new bench with two names on it — LaVerna and Darel.
She passed in December. They opened that shop in 1971 and it still feels like the same room. Local historians. The kind of people who helped bring Apple Days back in the mid-80s and then just kept showing up for this town, year after year.
Tomorrow morning at 9:30 they’re dedicating the bench right there on Water Street, in front of the shop. If you’re downtown today for pie or the bands, walk past. Sit a minute. Say their names out loud if you want.

What Investors Should Know About Minnesota Tax-Forfeiture Properties
Recently I helped a client navigate an issue involving a tax-forfeited property purchased through a county auction in Saint Paul, Minnesota (Ramsey County).
Tax-forfeiture auctions can create opportunities for investors, but they require verification beyond what appears in county tax records.
In this case, the property had prior assessments from the City of Saint Paul, including demolition costs and property maintenance charges for grass and weed abatement. These costs were not visible in the county tax system where the property was auctioned.
Because the property had gone through the tax-forfeiture process, those charges should have been cleared when ownership transferred. However, shortly before closing on the resale, the assessments appeared again.
Rather than assume anything, we contacted both the county tax-forfeiture office and the city to verify the records. After reviewing the situation together, the city confirmed the charges should have been removed when the property entered forfeiture.
The issue was resolved, but it highlights an important lesson.
When purchasing tax-forfeited or auction properties in Minnesota, confirm records with both the county and the city, request written confirmation when charges are cleared, and document communication between parties.
