The unusual Q
Most “Minnesota foreclosure timeline” articles invent a single neat calendar. Minnesota’s common path — foreclosure by advertisement under Minn. Stat. ch. 580, with related rules in ch. 581 / 582 — is a stack of notices, publication weeks, service rules, reinstatement rights, and redemption periods that vary by facts. The honest answer is: read the notice + the statute + your county sheriff page.

Consumer guide notes a common ~120-day delinquency window before many servicers start foreclosure; 6 weeks newspaper publication; personal service on occupants ≥4 weeks before sale if occupied; right to reinstate before sale; redemption often 6 or 12 months; ability to postpone the sale once (with a longer wait) that then triggers a 5-week redemption. Sales office — plain English
Governed by statutes 580, 581, and 582. Notice of sale must be published in a qualified newspaper once a week for 6 weeks. Occupants must be served at least 4 weeks before the scheduled sale. The sheriff does not keep a calendar of scheduled sales. Redemption is usually 6 months; other periods include 5 weeks, 2 months, and 12 months.
Reinstatement before sale
If the default amount (and listed costs) is paid before the sale, the mortgage is reinstated and foreclosure stops. The holder must inform the mortgagor of the reinstatement amount within three days of a request. A quoted amount is effective for seven days or until sale, whichever comes first.
Reduced redemption (abandoned / qualifying)
Statute allows a court order that can reduce redemption in defined cases (including certain abandoned residential premises). Notices of sale must flag that redemption may be reduced to five weeks if such an order enters. Read the section — do not assume your house qualifies.

No. The Hennepin County Sheriff’s Office states it does not have a list or calendar of scheduled sales. Publication runs in a qualified newspaper for six weeks before a scheduled sale date.
Is Geoffrey a foreclosure consultant under 325N?
